Daniel Watney Partnership provided integrated investment and planning expertise to support Frogmore’s acquisition and transformation of a prominent Grade II listed office building in central London.
Advising Frogmore on the purchase of the 23,521 sq ft freehold interest (comprising a terrace of Georgian-style townhouses in Midtown) the team secured the transaction from a private Italian family for £15 million (£638 per sq ft). Vacant at acquisition, the building presented significant potential for repositioning, benefiting from excellent transport connections including Holborn Underground and the Elizabeth Line at nearby Farringdon. Our team identified this asset as a strong value-add opportunity, aligned with Frogmore’s strategy to target centrally located London properties with sustainable, long-term income growth prospects.
Following acquisition, Daniel Watney’s planning team secured both planning permission and Listed Building Consent for a sensitive refurbishment and substantial extension. The proposed scheme carefully balances the preservation of the building’s historic fabric with the delivery of modern, high-performance office floorspace. The design introduces contemporary interventions that respect the building’s architectural character while optimising natural light, accessibility, and energy efficiency.
Achieving consent required close engagement with heritage officers, conservation experts, and local stakeholders to meet stringent planning and heritage requirements. Upon completion, the project will revitalise an underutilised landmark, enhance Camden’s employment offer, and strengthen the area’s reputation as a creative and professional services hub.
This seamless collaboration between teams ensured Frogmore’s business plan, focused on delivering modern, flexible workspace with strong environmental credentials, was supported every step of the way.
