Joint venture masterplan delivery

Daniel Watney Partnership supported Lewisham Council and a neighbouring private landowner to establish an allocated masterplan and secure a development agreement with a private developer.

The masterplan looks to deliver 275 new homes, including around 130 affordable units, alongside 30,000 sq ft of mixed employment space. A key turning point was persuading the private landowner to collaborate with the council rather than sell independently, enabling greater height and density through a coordinated, masterplanned approach.

Following adoption of the local plan in Q1 2025, the joint venture will submit a planning application for a policy-compliant scheme. This strategy has already increased the site’s residual land value from approximately £2.5 million to £5.8 million.
