Daniel Watney Partnership delivered tailored solutions across planning, disposal and insurance valuation for Look Ahead Care & Support.

Our team advised on the disposal of a 20,000+ sq ft hostel that provided accommodation for adults in need of support. As the property was being decanted due to it no longer meeting operational needs, our planning and development advisory team collaborated closely to assess the existing use and planning restrictions.

This comprehensive review led to a detailed disposal strategy focused on maximising value under the constraints of restrictive planning use. Leveraging sector-specific expertise, a targeted marketing campaign was launched, directed at specialist supported housing operators with redevelopment experience. This strategic, focused approach generated strong interest from qualified parties, ensuring the disposal process was tailored to the unique planning and operational context of the property.

In parallel, our project and building consultancy team were appointed to undertake reinstatement cost assessments for insurance purposes across a portfolio of seven residential blocks, each containing up to 100 units and ranging from 3 to 12 storeys. The client required precise rebuild cost figures to ensure adequate insurance coverage.

Our specialists conducted detailed site inspections to document construction types, materials, and any presence of combustible or deleterious elements, alongside mechanical and electrical installations. They also considered external factors such as neighbouring buildings, access restrictions, and heritage designations including Conservation Area and Listed Building status.

In accordance with RICS guidance, rebuild costs were calculated with allowances for demolition, site clearance, and professional and statutory fees. The comprehensive Day One Reinstatement Cost Assessments were delivered promptly ahead of the insurance policy renewal deadline, enabling the client to secure appropriate coverage. Ongoing post-assessment support was provided throughout the insurance renewal process.
