Planning permission secured for replacement dwelling in Windsor’s Green Belt

Daniel Watney Partnership acted as planning advisers to a private client on the successful redevelopment of a residential site in the Royal Borough of Windsor and Maidenhead.

The scheme involved the demolition of an existing house and ancillary buildings within the Metropolitan Green Belt, to deliver a significantly larger replacement dwelling and stables set within extensive landscaped grounds. Despite being considered inappropriate development under Green Belt policy, we led the planning strategy and engagement with the local authority, successfully demonstrating that very special circumstances justified the proposal.

The approved scheme represents a circa 220% uplift in prime residential floorspace, including a substantial subterranean basement. The project showcases how strategic planning expertise can unlock exceptional value in sensitive locations, delivering a high-quality home that responds to both client ambition and planning constraints.
