Daniel Watney Partnership secured hybrid planning permission from the London Borough of Barnet for a major redevelopment encompassing six phases.

The consent covers 1,350 new homes, a new secondary school, and mixed-use office and retail space.

The scheme includes a detailed element featuring 376 residential units, a five-form-entry secondary school, a gymnasium, and sports facilities, along with improved green infrastructure and transport access. Additionally, outline permission was granted for up to 824 further homes across buildings from two to eleven storeys, complemented by up to 5,177 m² of non-residential floorspace, public open space, and infrastructure enhancements.

Originally refused by Barnet Council in 2017 due to concerns over density and impact on character, the scheme was overturned on appeal. The Secretary of State granted planning permission in 2020, recognizing the design’s compatibility with existing context and its potential to deliver a high-quality scheme for homes, education, and infrastructure.
