The Y Centre, Hastings
Daniel Watney commercial property valuation was instructed by YMCA England and Wales to provide a valuation for business planning internal transfer purposes.
The property, known as The Y Centre, comprises a local community centre and day nursery which has provided a base for the Hastings and Rother YMCA Group for the past 40 years. The centre has a large sports hall and provides a range of community activities as well as catering and carpentry courses within their commercial kitchen and workshop. The site is let on an informal basis to a variety of occupiers.
Our Role
Daniel Watney undertook an inspection of the site and prepared a Red Book compliant valuation report on the basis of Market Value.
Result
The site was subject to complex overage provisions and so the valuation was provided on the basis of two scenarios, considering the existing use of the site and the potential alternative development value, to help inform the YMCA’s future strategy for the site. Daniel Watney also provided a full planning appraisal to support the valuation.
