Saddlers House, 44 Gutter Lane / Office Disposal

The Worshipful Company of Saddlers instructed Daniel Watney as sole letting agents with respect to the newly refurbished office space at Saddlers House, 44 Gutter Lane.

The client stands 25th in the order of precedence of the 110 livery companies of the City of London and have occupied their existing site since 1160. The comprehensive refurbishment completed in April 2018.

Our Role

The development had been designed by dMFK Architects to provide 15,844 sq ft of newly refurbished office space. Located on the doorstep of St Paul’s, the refurbishment saw the transformation of the building with classic and contemporary style meeting in perfect harmony.

The overriding objective for The Worshipful Company of Saddlers was to secure long term income to tenants with a good covenant.

Alongside the architects and branding agency, Daniel Watney commercial lettings agents advised on and successfully implemented a marketing strategy for the building to highlight the fantastic features of the scheme.

Result

Following a successful marketing campaign Daniel Watney secured lettings to five different tenants over 15,844 sq ft across a range of industries. These included Utmost Group, Knight Frank Investment Management LLP, JX Nippon Ltd, CentralNic and Coal Pension Trustees.

These five lettings delivered our client just under £1m in rent.
