Queens House, 55-59 Lincoln’s Inn Field
Project Introduction
Daniel Watney has been Farrer & Co's retained adviser for a number of years. Farrer, a 300-year-old firm of solicitors and advisors to the Queen, has been located in Lincoln's Inn since its inception. Daniel Watney were instructed to help source additional office space to aide their expansion.
Given the client's long-term home within Lincoln's Inn Fields, the search parameter was very narrow as they did not want to lose the link to their 'ancestral home'. Given the finite number of buildings within the Inn this was always going to be less than straightforward.
Our Role
Utilising our extensive contact base and market knowledge, we were able to identify an opportunity prior to being widely available on the market at Queen's House, a building that had been in the same family ownership since 1886 when it was first built, retaining many of the original features.
Result
Daniel Watney acquired a new 6,329 sq ft floor within Queen's House, 55-56 Lincoln's Inn Fields. We were able to negotiate a total of 21 months rent-free over the 10 years of their lease together with £1.50 per sq ft saving in rent. This resulted in a total saving of £1.3m in rent across the term.
