The Worshipful Company of Girdlers, owner of this site in Farringdon for over 400 years appointed Daniel Watney to find tenants for the newly completed development.
The Worshipful Company of Girdlers stand 23rd in the order of precedence of the 110 livery companies. Prior to formal recognition the Girdlers were a fraternity of craftsmen which was reflected in the high quality design of the development and marketing.
Our Role
The development had been designed by world- architects to deliver 17,526 sq f of offices, 5,721 sq ft of retail and 5 apartments. Positioned within the beating heart of Farringdon, One Benjamin provided tenants with a rare opportunity to become part of a burgeoning hub for culture, living and working.
Our client being long term investors were keen to secure long leases to good quality covenants with minimal rent-free periods.
Daniel Watney commercial letting agents developed a marketing strategy working with the architects and branding agency to produce a comprehensive pack of marketing collateral (brochure, website, hoarding etc.) to highlight some of the fantastic features of the scheme such as the innovative superhighway ceiling system, the linear LED track system, exposed concrete soffit and terrazzo floors.
Result
Daniel Watney pre-let the 3rd floor (5,694 sq ft) to Albion Capital LLP a leading independent investment manager on a 10 year lease 4 months ahead of completion.
The 1st (5,856 sq ft) and 2nd (5,931 sq ft) floors together with two flats were subsequently let to Chemonics, an international development consulting firm again on a 10 year lease.
The ground floor retail units were let to Co-op Ltd for a term of 15 years.
These two lettings delivered our client over £1.3m in rent secured for 10 years.
