This scheme delivered over 4,000m2 of industrial floorspace in mixed Class B2 and B8 use, alongside phasing of development and opening up of a new access to the site at its northern boundary. The site is well-connected by the strategic road network, being nearby to the M27 and its junction with the A3(M).
Considered negotiation at both pre-application and application stage resulted in a taller scheme than had been permitted nearby and throughout Hermitage Park.
Our involvement comprised formulating strategy to make the site work hard in terms of its density of employment floorspace. Negotiation and management during pre-application stage resulted in a building height above the prevailing context. We are also providing a comprehensive service which is ongoing, and has included achieving variations to the original permission as well the discharge of conditions.
An approval was achieved comprising 4,133m2 of industrial floorspace and units at up to 14m in ridge height, in an area dominated by single storey buildings.
Further to this, a variation to the original permission was achieved earlier this year.
