Project Introduction
Queen Mary University of London, a longstanding client of Daniel Watney, instructed us to help find them new office space as part of an expansion to support their growing needs in Clerkenwell and Farringdon.
Our Role
We subsequently undertook an extensive search across the submarket, identifying a number of options to meet their very specific space requirements. After having identified a suitable property, we entered into negotiations with the Landlord's agent to secure a strong deal for QMUL.
Result
Ultimately Daniel Watney acquired 11,463 sq. ft office over 5 floors in the self-contained 11-13 Charterhouse Buildings.
We secured 40 months rent free over a 15 year lease, with 28 months up front and a further 12 months granted if the break in year 10 was not exercised. Altogether we saved our client in excess of £735,000 across the term.
