Daniel Watney were instructed to dispose of the leasehold interest (2,980 sq ft) and with the pool of potential occupiers somewhat limited by the self contained nature of the accommodation, we were pleased to let the premises to Drewry Shipping Consultants in March 2011. The premises were let on a ten year lease, subject to a tenant break option after five years. A rent of £23.65 per sq ft was achieved, with a nominal rent free period granted to the incoming tenant.
9 Lincoln's Inn Fields, WC1 - acting on behalf of a barrister's chambers, Daniel Watney were instructed to dispose of this freehold interest (5,000 sq ft). After a thorough period of marketing, and a wide variety of interested parties having viewed the building (owner occupiers, investors, and developers), the building was sold in May 2010 to The Grain and Feed Trade Association for £2,950,000, the purchaser making use of the building for their own occupation. The achieved sale price reflects a capital value of £590 per sq ft.
7-9 Bream’s Buildings, EC4 – The Dulwich Estate had been the freeholders of this terraced period property for 11 years, until Daniel Watney were instructed to dispose of the freehold interest (7,100 sq ft). Over a three month marketing period, developers and investors inspected the property, but the eventual buyer was an owner occupier, The College of Emergency Medicine. The sale completed in April 2011 for a price of £2,925,000.
LogMeIn UK Ltd acquisition – instructed to acquire a new office for this ever-expanding US based internet business, Daniel Watney sourced the stylish 5th floor at 1 Hills Place, W1, which overlooks Oxford Circus. The brief was to find an office with minimal fit out to contend with, for a lease period of five years or more. 3,350 sq ft of Grade A office space was acquired for £50 per sq ft in March 2011. This included a vast array of fixtures, fittings and meeting room facilities, on a sublease until July 2017. A rent free period of ten months was amortised over the term.
